The Selling Process

Initial Evaluation

If accessible we will want to do a walkthrough of your home to get a feel for the level of finishes, upgrades, layout, floorplan, location etc. We will then determine a recommended listing price based on comparable properties recently sold.

Listing Agreement

We will review comparable properties  and together confirm a listing price. We will go over listing agreement terms and have you sign a listing agreement establishing a starting date when we can start marketing your home for sale.

Pictures

You will want to implement any special recommendations your agent may have given you to get your home ready for our professional photographer to get pictures taken. It is always a great idea to have your gardener there the day before. If possible, park your cars where they will not be seen for the main exterior picture!

Marketing Your Home

There are many strategies we use to market your home. Your agent will give you the best recommendations based on your specific home and timeline. It is always recommended for your home to be listed in the local MLS listing service in order to have best visibility.

Accepting An Offer

We will review any offers we receive with you and help you best negotiate and make a decision. Our job is to look out for your best interest and make any suggestions that could help you get to your goal.

Escrow and Investigations

Once an offer is received we will open up escrow. At this time the buyer will have a right to start conducting inspections. Depending on the agreement they may ask for some repairs or credit based on the reports received of the condition of your home. We will help you  navigate through this process to try and get to an agreement.

Removing Contingencies and Closing

Once we have agreed on the condition of the home and reached the deadline for buyer to remove contingencies we will ask for them to sign a contingency removal form. We will then move forward to closing escrow as soon as all documents have been signed and received by the title company. How exciting!
