  • Late payment fee charged to tenants on day 6th gets passed on to you in full as additional rental income, we do not keep any portion of it, not even the traditional percentage charged on the rest of your rental income
  • We do not charge you a property management monthly fee while your home is not receiving rental income such as between tenants while we process a placement. This motivates us to do everything we can to properly market your home and have the right tenant move into your home as quickly as possible.
  • We provide yearly 1099 Forms as well as yearly reports and monthly property management statements for you to give directly to your CPA. This will help your tax preparer apply all your expenses to give you the highest tax return.
  • Most of our tenants agree ahead of time to use our automated system to automatically withdraw their rent from their account on a specific date. This decreases the chances of tenants forgetting to pay rent.
  • Professional “For Lease” signage when appropriate
  • Online advertising in the MLS as well as dozens of main platforms to make sure your property gets plenty of views
  • We handle communications directly with the tenants so that you don’t have to. We will communicate directly with you to coordinate your preferences.
  • We have extremely high ratings online which is not common for property management companies. We pride ourselves in providing great customer service and respect to our home owners as well as our tenants
  • Aside from the included Move-In and Move-out reporting, we do have different types of Inspections available by requests depending on the level of detail you are wanting to implement in your own rental home.
